A roof replacement is the one home project where the important half gets covered up on day two. We tear off to the deck, walk every square foot of sheathing, and replace what's soft or delaminated before a single underlayment roll comes out of the truck. Then we build back in the right order: ice-and-water at the valleys and eaves, synthetic underlayment across the field, properly nailed starter and field courses, and metal at every edge and penetration. You get a written scope that says exactly which materials go on your house, a start date we hold, and a jobsite magnet-swept every evening.

It comes down to square footage, pitch, layers to remove, the condition of the deck underneath, and the material you choose. Every estimate we write names the exact materials layer by layer, prices rot repair per sheet so there are no day-two surprises, and includes 10% off for new clients.
We photograph it, show you, and replace it at the per-sheet price already stated in your written scope. Nobody has to make a budget decision standing in the driveway, because the number was agreed before the tear-off started.
Most single-family re-roofs run one to three days depending on size, pitch, and material. Tile and slate take longer. Your written scope carries a start date and a finish date, and we plan materials to be on site before tear-off so the job never stalls with your house open.
